Is it really dustless?

We utilize the most advanced Dust Collection Systems (DCS) currently available.  These units contain approximately 90-95% of the dust particles that are generated during the sanding process.  you will find that the amount of dust that is generated is very minimal and generally does not infiltrate every crevice of your home like your air ducts and cabinets like it would without a Dust Collection System.

How long does it take to re-sand a floor?

Unfortunately, there is no generic time frame for every job.  The time to complete a job varies based on factors such as the size of the job, stain and finish options, and overall condition of the existing floor.  Generally though, most floors can be properly sanded and finished within a few days.

Do I have to be out of my house overnight?

The answer is determined by several factors.  The type of finish being applied (water base or oil base), the areas being refinished, and your individual tolerances for the odors of the finishes and the overall disruption.

With water base finishes, there is generally only a slight odor which is tolerable and dissipates quickly.  These finishes also dry very quickly (3-4 hours) and so it is possible to remain within the home overnight. 


On the other hand, oil base finishes have a relatively strong odor and usually have to dry overnight before being dry enough to walk on.  We typically recommend that if using an oil base finish, that all occupants leave the home until the job is done.

What are the advantages to using water base finish vs. oil base finish?

Water base finish has a much faster dry time, generally 3-4 hours vs. oil based finishes which can take up to 15 hours to dry.  Water base finishes are also a harder more durable finish which may cut down on future refinishing costs and increase the life of your hardwood floor.

Another advantage to water base finish is that it is a clear finish and does not 'yellow' when exposed to sunlight like oil base finishes typically do.  Because water base finishes have a low VOC content (the harmful gases given off during the curing process) they are safer for people with health concerns as well as pets.
